Janata & Associates focuses on the appeals of property tax assessments for properties ranging from retail, to commercial and industrial properties. Janata & Associates’ goal is to relieve the burden on our clients of monitoring their real property tax assessments and minimize the burden of property tax management.

Therefore, our attorneys will monitor, review and evaluate a client’s assessment(s) yearly. Where warranted our firm will appeal exessive assessments to ensure the lowest possible property tax burden. Our firm will also prepare and file all required yearly income and expense statements, further reducing the burden on our clients. Periodic status reports will be given on all properties assigned, giving assessment numbers, assessed market values, assessment evaluation results, and the status of any pending appeals. This yearly review, evaluation, compliance and reporting is at no cost to the client, even if no appeals are required.

Fees will only be due for properties in which Janata & Asscociates obtains an assessment reduction, and only when the client has received the benefit of a tax refund or reduced tax bill.*

 

Personal Property Tax Appeals

In addition to representing our clients in appealing their real property taxes, our firm also prosecutes personal property tax appeals in states that levy personal property taxes. Our firm will thoroughly review and audit client’s personal property tax return filings to find hidden tax savings.

Where warranted our firm will file the appropriate appeals to remove “ghost” assets (items that have been retired) or argue for lower assessments on machinery and equipment utilizing up to date market valuations, rather than outdated state depreciation tables often used by assessors. These techniques result in significant refunds and tax savings to our clients.

 

Property Tax Incentives

Most counties and states make real property tax exemptions, tax incentives, job credits or sales tax exemptions available to businesses that establish or expand operations. These incentives, if properly identified and applied for, can often result in a 50% property tax savings for a newly developed or expanded facility. Our firm has the experience required to identify and file for all tax incentives available to our clients.

 

Condemnation

Owners of the private property must be justly compensated for the property taken for a public use (known as condemnation). Our firm will guide the property owner through the entire process, from evaluating the offer of compensation from the condemning jurisdiction to negotiating the offer to ensure the compensation is fair given the true market value of the property. If required, backed by our extensive knowledge of valuation, our firm will litigate the proper valuation of the property in Court to ensure the property owner the fullest compensation for the condemned property.
